Craig Way
REFA Connecticut President
HB Nitkin

Craig Way handles all portfolio leasing activities and is involved in all major company decisions. Other direct responsibilities include sourcing new acquisitions, dispositions, supervising tenant improvement work and attaining permits and approvals for pad site developments. Since arriving at The HB Nitkin Group in 1995, Mr. Way has fostered quality relationships with brokers and tenants alike which has led to consistent portfolio occupancy of over 95%. He has completed leasing transactions with over 300 tenants for a total of over 3 million square feet leased. Much of Mr. Ways leasing efforts have been concentrated on specialty and downtown projects which HB Nitkin owns. Prior to joining HB Nitkin, Mr. Way spent 10 years at GE Capital working in all facets of their commercial real estate business including new loan and portfolio originations, structured finance, asset management and workouts. Mr. Way received a B.A. from The University of California, Berkeley. Mr. Way is an active member of the ICSC (co-chair of Connecticut Fairfield division) and REFA.

Deborah Olsen Robertson

M&T Bank

Deborah Olsen Robertson is a Vice President, Senior Commercial Real Estate Lender for M&T Bank. In her current position she is responsible for new business development in CT.  She started her career as a Commercial Real Estate Lender in 1990 working for what is now Wells Fargo, formerly First Fidelity Bank.  During her time there (10 yrs.) she handled some of the largest developers in NJ and CT and consistently was a top producer.  Deborah joined M&T Bank in January of 2013 and was at TD Bank before joining M&T.   

Ms. Olsen has more than 15 years of experience in commercial real estate finance with expertise in all types of real estate finance transactions.  Deborah has a B.S. in Economics/Finance from Fairleigh Dickinson University.   Ms. Robertson also holds a degree from NYU in Real Estate Investment Analysis.

James Lane
Fairfield/Westchester Chapter Vice President
Webster Bank

James Lane is a Vice President in the Commercial Real Estate Division of Webster Bank. In this capacity, James is responsible for Webster's commercial real estate lending activities in Greater Fairfield County (CT). James has over 10 years' experience in the origination, negotiation, underwriting and structure of new construction, rehabilitation, permanent loans and letters of credit to a diverse real estate clientele.  Prior to joining Webster, James was Vice President of the Middlesex County Chamber of Commerce in Middletown, CT. The Middlesex Chamber is the largest Chamber of Commerce in CT representing over 2,300 member businesses.  In this position he was responsible for overseeing the chamber's economic development, workforce development, legislative and insurance activities.

James also spent one year at Salomon Brothers as an analyst on the fixed income desk. James currently serves on the Board of Directors of the Greater Valley Chamber of Commerce and the Loan Committee for The Housing Development Fund.  James received his B.A. in Economics from Trinity College, Hartford CT and is President of the Trinity College Touchdown Club.  He resides in Wilton, CT with his wife Jennifer and son Connor.

Derek Ezovski

Outsourced Risk Management Solutions

Derek Ezovski is the President of Outsourced Risk Management Solutions LLC (ORMS), a company dedicated to helping financial and real estate firms manage their environmental risks. As an outsourced risk manager for its clients, ORMS helps them evaluate, develop, implement and monitor their environmental due diligence policies and procedures to manage these risks in a simple and cost-effective manner. Before founding ORMS, Derek, a civil/environmental engineer with an MBA from the University of Connecticut, served as managing director of Environmental Data Resources (EDR), a national environmental information company.

His previous experience includes management positions with Marsh USA, where he was an insurance risk management professional; FleetBoston, where he served as the environmental risk manager for the banks Small Business Services Division and oversaw the redesign of their environmental risk management policy; and The Travelers, where, as an engineering manager, he helped resolve complex environmental cases and manage environmental remediation projects. The author of several articles on environmental due diligence and other property risk management topics, Derek played a lead role in developing desktop environmental products that are simplifying the due diligence process throughout the country.

Rocco Quaresima

Elm Realty Advisors

Rocco Quaresima, MAI has been active in the real estate industry since 1990. Prior to establishing Elm Realty Advisors, LLC, Mr. Quaresima was the co-founder of FRQ Property Advisors, LLC. In addition to providing valuation and consultant services, he was responsible for maintaining client relations, managing appraisal assignments, and training new employees.

Mr. Quaresima has developed an expertise in the valuation of solar photovoltaic systems as well as other energy efficient related improvements. He also has extensive experience in reviewing third party appraisal reports for the purpose of examining form, content, methodology, accuracy, adequacy of data and reasoning employed by the appraiser. Prior to co-founding FRQ Property Advisors, LLC, Mr. Quaresima was a Vice President in the Hartford office of CBRE. Appraisal assignments included research and preparation of narrative appraisals of various commercial and industrial properties to include single- and multitenant professional and medical office buildings, shopping centers, apartment buildings, proposed residential developments, parking garages, cold storage facilities and large proposed mixed-use projects. Before joining CBRE, Mr. Quaresima was a Senior Commercial Real Estate Appraiser in the Hartford office of Italia & Lemp, Inc. During his tenure at Italia & Lemp, Inc., he appraised and consulted on a wide variety of commercial projects, with an emphasis on complex office, retail, apartment and mixed-use development projects. He was also responsible for training and mentoring appraiser trainees.

Mr. Quaresima has a Degree in Business Administration University of Connecticut, Major: Finance, with a concentration in Real Estate.

Frank Appicelli

Frank Appicelli concentrates his practice in the areas of commercial finance and real estate, and regularly represents commercial lenders, developers, investors, and owners of real estate.

Mr. Appicelli advises insurance companies, commercial banks and other debt providers in mortgage loan transactions involving acquisition and permanent financings, construction loans, credit tenant loans, and revolving credit facilities. He also represents developers, investors and owners in real estate acquisitions and dispositions, project development, and commercial leasing matters. 

The properties involved in Mr. Appicelli’s transactions include shopping centers and other retail facilities, multi-family housing complexes, office buildings, industrial and warehouse facilities, hospitals and medical facilities, assisted living and other senior housing projects, and hotels and lodging properties.

Mr. Appicelli also represents commercial lenders in commercial credit and asset-based loan transactions involving revolving credit and term loan facilities, letter of credit facilities, and liquidity and other credit enhancement facilities.

Mr. Appicelli also counsels clients in distressed real estate transactions and is actively involved in workouts, restructurings, deeds-in-lieu of foreclosure and discounted payoff arrangements, foreclosures and bankruptcies.  He is involved with properties throughout the United States in single-asset real property and multi-asset portfolios.

He also advises clients in the purchase and sale of loans and other debt instruments. These transactions have involved par/near par loans and distressed debt involving syndicated credit facilities and whole loans, and have been conducted as single loan transactions, multiple loan transactions, and portfolio and bulk sale transactions.






Al Mirin

Al Mirin, considered one of the most accomplished commercial real estate professionals in Fairfield and Westchester Counties, is a Senior Director, Investment Sales, in Cushman & Wakefields Stamford, CT office. Mr. Mirin has been recognized as a leader in investment sales in the region for the past 20 years. He directs Cushman & Wakefields Investment Sales and Private Capital Group, specializing in middle market building sales ranging from $2 to $15 million. In this new position, Mr. Mirin is able to enhance his value proposition with his clients, advising them on how to increase long-term asset value when the time comes to monetize that asset whether through sale or financing.

Mr. Mirin previously served as Senior Vice President at CBRE in Stamford, specializing in investment properties. In that capacity, he acted as advisor in more than 20 million square feet of transactions, totaling in excess of $8 billion. He headed the offices Private Client Group, focusing on sales and strategic consulting on behalf of the owners of office, industrial, retail and multi-housing properties in Fairfield and Westchester Counties.

  Patrick Mulready

Patrick joined CBRE/New England in 1996 as an appraiser, specializing in the valuation of office buildings.  He became a member Brokerage Staff in 1998, and has developed a career as one of the premier investment specialists in Central Connecticut and Western Massachusetts.  Patrick has played a significant role in more than 120 building sales in the past ten years, including several downtown Hartford office towers and three suburban portfolios.

John Greenspan

Mr. Greenspan leads investment, asset management, financing, and joint venture activities for David Adam Realty, a regional investment and development firm based in Westport, Connecticut. David Adam Realty specializes in value-add and development projects in suburban downtown locations throughout Fairfield County, Connecticut and surrounding markets. Prior to joining David Adam Realty in 2013, John gained over 15 years of real estate investment management experience at both Commonfund and GE Asset Management. BA in American Studies, Trinity College (1990); MBA, Georgetown University McDonough School of Business (1997). ULI Commercial and Retail Development Council (CRC-Platinum). International Council of Shopping Centers (ICSC). Real Estate Finance Association of CT (REFA-CT), Fairfield/Westchester Chapter Board Member (2014-18) and Chapter Past President (2016-17).

Paul LaMonica

Paul has 35 years of banking experience concentrated in Connecticut.

He began his career in Middletown CT with Farmers and Mechanics Savings Bank and held various positions during his 18-year employment. He formerly worked at Citizens Bank, Liberty Bank and First Horizon Corporation. As a commercial lending officer for over 20 years, concentrated in Commercial Real Estate, Paul has financed over $750MM of investment CRE in the local CT market, Western NY and New England over the last 10 years.

An experience construction lender recent projects include medical office in Farmington, New Britain and North Haven, apartment projects in Stamford and Simsbury and residential subdivision projects in Middletown and Farmington. Past President of the Middletown Exchange Club, member of the Middlesex County Chamber of Commerce, Middlesex Hospice Committee, REFA and serves as a corporator for Middlesex Hospital.
